How it works

Send us your code

Tell us who you are and which community the code belongs to, then upload the zoning code as a PDF or paste a link to it online.

We score it

The code is graded against ZoneCo's scorecard: density, lot size, unit size, heights, multi-unit housing, mixed use, ADUs, parking, and six bonus categories.

You get a report

We email you your results as a PDF, usually within five business days: an overall score, the biggest opportunities for improvement, and a finding for every category with the section of your code it is based on.

What the scorecard measures

ZoneCo's Equitable Zoning Scorecard asks whether a code's rules tend to create scarcity, by raising the cost of land and housing or separating households from jobs, schools, and services, or abundance. Codes start at zero and gain or lose points in nine core categories, with up to three bonus points available.

  • Residential density, lot area, and minimum unit size
  • Height limits for multi-unit, commercial, and mixed-use buildings
  • Where housing of three or more units is allowed, and how
  • Mixed use within a building, and accessory dwelling units
  • Off-street parking minimums
  • Bonus: design review hearings, occupancy limits on unrelated people, home occupations, childcare, schools, and assisted living
